Jersey City

Parking fees in this area are extremely high — at least $270/month, with some apartments exceeding $300. The population density has also outpaced transportation planning, leading to significant traffic congestion.

NOTE

The Jersey City rental market has taken off post-COVID, with widespread consensus that prices are overvalued.

Grove St

Starting from 2017, many new buildings have been constructed in this area, gradually attracting speculative bubble tea shops, Chinese restaurants, and the like. Rapid development.

  • Rent is relatively cheaper, but prices are still high
  • Management company is extremely unprofessional and lacks competence. You can hang any decorations on the apartment door — except for Chinese Spring Festival couplets, which will be immediately torn off.
  • Intermittent water shutoffs — water (not just hot water) is cut off 1–2 times per month
  • Agent fees are extremely high — the management company pays agents up to $5,000 per lease. Prospective tenants can negotiate commission splits with their agent — even with a free month, the agent fee remains unchanged.

The Current on River

Overall acceptable, but has the following drawbacks:

  • Due to building constraints, apartment orientations are generally poor with insufficient sunlight
  • The name is misleading — it's not on the river, but next to a street called River
  • If you choose an east-facing unit for better orientation, the unit will be right next to a four-lane two-way road with significant vehicle noise. The management acknowledged this and used a "not as bad as Manhattan" comparison to justify it.

Note the floor plan layout — it's a narrow long building, with south-facing only on one short side. So in the printed layout, the right side is actually north, not the typical north-up orientation.

North Bergen

Apartment amenities are all below average, which makes the above-average monthly amenity fees even more infuriating. The nearby neighborhood is relatively poor — walking is strongly discouraged, limited only to the route from your apartment to the bus stop.
